1031 Exchange Coordination for Exeter Investors

Both transactions of your exchange arranged so the deadlines are met and the replacement property suits your goals.

An Exchange Depends on Its Deadlines

Under Section 1031, an investor who sells property held for business or investment can acquire like-kind replacement property with the aim of deferring capital gains tax, and although the idea is simple, the schedule leaves very little room. From the date the relinquished property closes, the investor must name replacement candidates in writing within 45 days and finish acquiring one within 180 days, and the second period may end earlier if the tax return for that year falls due first. Neither deadline is extended for a delayed escrow. Real Estate Agent Exeter handles the real estate on both sides of the exchange: first marketing and negotiating the sale of what you are relinquishing, then locating, evaluating and negotiating its replacement. In this part of the valley that might mean exchanging a grove for a leased commercial building, a rental house for a small apartment property or several modest holdings for one larger one. Sale proceeds are held by your qualified intermediary, and your tax advisor determines what is appropriate for you. We provide no tax advice and promise no tax outcome. Our role is to keep both escrows aligned with the exchange calendar.

What Exchange Coordination Covers

Your intermediary and tax advisor govern the exchange itself. We take on the property work listed here.

  • Relinquished property sale

Comparable-sales pricing, marketing and negotiation for the property being sold.

  • Calendar planning

Identification and closing dates set out before the sale goes under contract.

  • Advance replacement search

Possible replacements reviewed while the sale is pending, so the identification period begins prepared.

  • Identification organization

A clear list of candidate properties ready for your written identification through the intermediary.

  • Replacement evaluation

Income, expenses, leases and condition studied for each candidate.

  • Contract timing

Escrow lengths and contingency periods drafted to fall within the exchange window.

  • Professional coordination

Your lender, escrow officer, intermediary and tax advisor kept informed as each milestone approaches.

The Sequence of an Exchange

  1. Plan before the sale

We review the property to be sold and the type of replacement you seek. Your tax advisor reviews the approach, and a qualified intermediary is engaged ahead of the sale closing, which the rules require.

  2. Market and search together

The relinquished property is marketed while replacements are studied, so a short list exists when the identification period opens.

  3. Identify, acquire and close

You deliver written identification through your intermediary, and we negotiate the purchase and follow each contingency so closing falls within the 180 days.

Why Investors Entrust Us With Exchanges

  • Calendar checked before signing

Each contract date is compared with the exchange deadlines before anything is signed.

  • Both escrows under one agent

The sale and the purchase are coordinated together, which keeps details from slipping between them.

  • Roles kept distinct

Tax matters remain with your advisor and exchange rules with your intermediary, while we attend to the property.

  • Identification planned
  • Closing window tracked
  • Intermediary coordinated
  • Both sides managed

Contemplating an Exchange?

Planning is most effective before the relinquished property is under contract. A conversation now allows the sale, the replacement search and the deadlines to be arranged together.
